Colebrook Industrial Park

We are ready to GROW! We built this industrial building in 2001. It measures 90 feet by 84 feet for 7500 square feet of customizable space. With 440 volts, 600 amps 3 phase electric and a 24 foot ceiling height this building is ready for anything.

Industrial Park Plan After providing two companies with locations in the Colebrook Industrial Park's original 31.5 acre parcel, the Park now has a balance of 13.19 acres available for development. The Park is adjacent to U.S. Route 26 and located one-half mile from U.S. Route 3, the primary artery servicing the northern portion of the state. Municipal water and sewer services are provided vi an 8" water main with static pressure of 85 psi and residual pressure of 24 psi at 850 gallons per minute. Public Service provides electricity throughout the State of New Hampshire and a major substation is located adjacent to the Park. Although electrical line capacities can be adjusted to fit most custom load requirements, service is currently being provided at 34,500 GRV/19,920 KVA. Electrical loading is available up to a 9,000 KVA at 34.5 GRY/19.92 KV maximum.

Improved lease space is available within the largest Park facility. Space requirements and leasing terms may be negotiated through an independent real estate agent exclusively representing this property. The Colebrook Development Corporation is committed to assisting new and expanding businesses with development opportunities in the Colebrook area.

The Colebrook Waterworks has 700,000 gpd excess capacity available. The Town of Colebrook Sewer Department has 35,000 gpd excess capacity available to the system. Manuafacturing or industrial waste must be reviewed on an individual project basis. Pretreatment may be a requirement. However, the issue may be discussed with the Colebrook Board of Selectmen and Town Manager prior to final approval.
